Questions

Do I need a fire risk assessment?

Yes, if you are responsible for business premises, for the common parts of flats or an HMO, or for any other non-domestic premises in England and Wales. The duty sits with the “Responsible Person”: the employer, owner, landlord or whoever controls the premises.

Does it have to be written down?

Yes. Since 1 October 2023 every Responsible Person must record the full findings, not only businesses with five or more employees. The record must also name who carried out the assessment.

Can I do it myself?

For simple premises such as a small shop or office, yes: gov.uk says you can use a guide to do it yourself. For complex or high-risk buildings, appoint a competent fire risk assessor.

How often should I review it?

Regularly, and whenever something changes: a refit, a new use, more people, or after a fire or near miss. Many businesses review it every year; FireRiskKit sets a review date for you.

Is a fire risk assessment the same as a general risk assessment?

No. Fire has its own law and its own assessment. Employers also need a general risk assessment for other hazards, such as slips, lifting and electrical equipment, and a written health and safety policy if they have 5 or more employees.
